our Services

Pre-listing & For Sale By Owner Appraisal

A pre-listing appraisal is one that is done prior to listing a home for sale. It’s purpose is to provide a professional opinion of value in order to set a market-based list price.

Measurement Services

Finished square footage is calculated with exterior measurements from the outside of the home for above grade, finished & heated rooms. Basements & garages should not be included in the square footage.

Estate Appraisal

When an estate undergoes a transfer of ownership due to death or inheritance, obtaining a Real Estate Appraisal for tax purposes is crucial. It helps determine whether the estate owes federal or state estate tax.

PMI Appraisal

Private Mortgage Insurance (PMI) is the supplemental insurance required for conventional loan borrowers who make a down payment of less than 20% on their home purchase. A PMI Appraisal is often necessary to assess the property’s current value and determine if PMI can be removed once sufficient equity has been built

Divorce Appraisal

A home appraiser can be an important professional service during a divorce proceeding. In some cases, the family home is one of the largest joint assets a couple has acquired and will need to address during a divorce

Desktop Appraisal

The desktop appraisal is, as the name implies, performed in the office without a site visit to the subject property.
